### 1. Booking and Payment * **Agreement:** The agreement is finalized once the lessor confirms the booking (usually via email). * **Payment:** Immediate payment of the full rental amount. Extras can be added up to one day before arrival unless stated otherwise. ### 2. Cancellation (By the Tenant) * **More than 2 months before arrival:** Full refund. * **1 to 2 months before arrival:** 50% refund of the total rental sum. * **Within 1 month before arrival:** No refund. * **Tip:** Ensure you have travel cancellation insurance; the lessor rarely provides refunds for personal circumstances (such as illness). ### 3. Arrival, Departure, and Deposit * **Times:** Check-in from 16:00 (4 PM), check-out by 11:00 (11 AM). * **Security Deposit:** €100. This will be refunded after departure, provided there is no damage, no missing items, and the property is left in a tidy condition. * **Cleaning:** Even if a final cleaning fee is paid, guests are expected to do the dishes, empty the fridge, and place all trash in the designated containers. ### 4. House Rules and Usage * **Maximum Occupancy:** It is strictly forbidden to stay with more guests than specified in the booking. A fee of €150 per night applies for each undeclared guest. * **Smoking:** Prohibited indoors; allowed only on the veranda. * **Pets:** Not allowed. * **Noise Policy:** Quiet hours apply between 22:30 and 08:00. Action will be taken in the event of valid noise complaints (monitored via decibel meters). * **Fines:** A fine of €150 applies to all violations of these rules. This system is necessary to ensure the sustainability of our tiny house and business. ### 5. Liability * The tenant is fully liable for any damage to the property or inventory during the stay. * The lessor is not liable for theft, loss of property, or personal injury during the stay.
